We currently have a great assignment for a Senior Project Manager to support our client, a well-established commercial building contractor located in the Northern Virginia area.  Our client is seeking a Senior Project Manager with experience managing commercial high-end interior renovation and tenant fit-out projects ranging from $25,000 to $2 million.

Job Responsibilities

The Senior Project Manager will be responsible for the management of multiple commercial construction projects on fast-track schedules, to include medium to large scale high-end interior renovations and tenant build-outs and base building work (new structures including Class A office buildings of medium scale).

Senior Project Manager will be the liaison with prime client contact and design team and monitor construction and financial activities throughout all phases of the project, and shall:

  • Provide sales leads and identify market opportunities
  • Communicate firm’s capabilities when communicating with clients and enhance client knowledge and understanding of the construction process
  • Develop accurate and comprehensive cost estimates and scheduling information
  • Win competitively bid work and close sales opportunities
  • Manage client expectations and develop client relations that lead to repeat business opportunities and negotiated work
  • Build enduring relations with subcontractors and material vendors
  • Identify  areas  of  risk  on  all  assigned  projects  and  minimize  risks  that  may adversely affect schedule, cost, contract rights and client relations
  • Execute and administer construction contracts and prevent or minimize disputes through contract knowledge and compliance
  • Be responsible for ensuring project schedule compliance
  • Be responsible for profit / loss on all assigned projects and to manage project receivables and payables to ensure positive cash flow
  • Deliver projects that exemplify high standards of quality and exceptional value while conforming to project design criteria and product specifications
  • Negotiate, approve and process project change orders in compliance with company policies and procedures and in full compliance with all contract documents
  • Participate in formal presentations to owners, A/E’s, CM’s, etc., and assist in developing presentation materials
  • Assist in the development of cost proposals to include preparing drafts, final proposals and follow-up with clients
  • Ensure  projects  are  closed  out  within  45  calendar  days  from  substantial completion
  • Ensure workload is adequate to cover 100% of salary through billable hours
  • Meet or exceed assigned annual revenue and gross profit goals

Job Requirements

Specific qualifications for the Senior Project Manager role include:

  • Bachelor’s degree in a related field is preferred with a minimum of eight to ten years of experience as a project manager in commercial construction, or an Associate’s degree or two years of technical studies in a related field with no less than fifteen years of experience as a project manager in commercial construction
  • Work experience must include one to two years in the Washington, DC area within the last three years
  • Utilization of a computer is essential to performing the duties of this position; must be thoroughly familiar with Microsoft Office Suite including Word, Excel and MS Project scheduling software
  • Knowledge of project management software, e.g. Timberline
  • Must possess excellent communication and leadership skills and be highly organized and service-oriented
  • Must be able to work independently without direct supervision, manage multiple tasks and meet critical deadlines on a routine basis
  • Must be detail-oriented, assertive, persuasive and results-oriented, and special skills include proficiency in working closely with people of diverse backgrounds and levels of authority
